When it comes to buying homes for sale, there are so many things to consider. Neighbourhood, location, proximity to your workplace, and whether the area is kid-friendly or suitable for raising a family. As a result, it can be easy to overlook some of the little things, only to realize that home you purchased is not quite as perfect as you thought it would be.
In Home Lighting
Gone are the days of fluorescent tube lights all operating on one switch, but how much you want to go beyond that is totally up to you. Do not underestimate the need for both artificial and natural lighting in your house and give each room proper consideration based on its use. In the kitchen, is there adequate lighting in the area where you will be preparing your meals and cooking? How about where you will sit and eat? And more than that, are the light controls reasonably arranged such that turning on one light does not necessitate another, undesirable light to have to be turned on as well. Rewiring a house after purchase is a big expense, so consider the current set up before you buy.
Power Outlets
It seems simple enough: your house needs power. But having power and being able to easily access it wherever you need to are often different. Our increased usage of technology means we are plugging in more, needing more things charged, and keeping more devices connected. This becomes difficult when the house you are buying has a low number of power points or an odd placement of power points. For example, in the kitchen, are there outlets near the island, and counter, or just under cupboards? Is there more than one outlet in the TV room and office? It may sound trivial, but poor power point selection in your home can end up being a make-or-break factor and causing you lots of inconvenience down the road.
Type of Flooring
There was a time when carpet was king — many houses were quite extensively carpeted as their flooring of choice. Today though, newer houses are trending away from this route for several reasons. Carpet is a dust collector and can harbour many microscopic bugs and bacteria, all of which can pose a risk for your health. In addition, it is harder to keep clean — a vacuum or carpet cleaner is the only way. And while it seems like a much nicer, soft landing for your kids, when you are buying your house, do not overlook the flooring. Take some time to consider if the type of flooring matters to you, and if so, what would you prefer or are willing to compromise on.
Plenty of Storage
You may be drawn in by the large walk in closets in the master bedroom, which provides plenty of storage for that room, but what about for the rest of the house? It is essential that each room has some degree of storage availability, and in some rooms, you will no doubt need more than others. Additional storage in the garage or in a storage unit also comes in handy for things like skis and gardening equipment. Consider also, closets and where they are placed relative to where you would need them. Do an honest assessment of your stuff and your lifestyle and make sure the house meets your storage needs. Lack of storage is not worth the hassle later on!
